Dover Pediatrics needed a new location after growing out of their previous space, which lacked daylight, privacy, and flow. This fit-up transformed a 12,000 sf vacant tenant space into a pediatric facility designed for function, efficiency, and comfort.

Designed for Operational Flow

A central design goal was eliminating bottlenecks. Clear circulation paths separate sick and well visits from the start, with triage rooms upfront and dual corridor loops that prevent dead ends. Providers, staff, and families all move efficiently.

Built for the Full Spectrum of Care

The space needed to support patients from infancy through adolescence and their families. Generously-sized exam rooms maximize usable space by having doors open into the room, instead of traditional privacy-first layouts – a choice tailored to younger patients who rarely attend appointments alone.

Calming, Functional, and Intentional

Interior themes drawn from the region’s coast and forests, setting a tone that’s soothing but not juvenile. With integrated storage, acoustic privacy, natural daylight, and thoughtful spatial zoning, every design decision supports the way care is delivered.
