New faculty housing neighborhood on the campus of a private K-12 school.

Situated at a prominent gateway to Exeter, NH, this 26,000 sf faculty housing development is located on a private K-12 academic campus. The project combines ten new construction single-family home, two-family homes, and the adaptive reuse of the historic Joshua Gilman Smith House (c. 1810). The restored historic home preserves original elements, including pocket shutters, marble fireplace mantles, and millwork, celebrating its heritage.

The planning process carefully evaluated site constraints, including the site location partially within town’s historic district and proximity to the Exeter River, which informed flood-resilient construction. By addressing these complexities early, the team secured critical approvals and delivered a development that aligns with institutional values.

The site layout ensures privacy despite the neighborhood’s compact footprint. Strategically designed open floor plans optimize living space. High-performance building envelopes combined with all-electric systems, low-flow fixtures, LED lighting, and Energy Star appliances minimize energy use while enhancing occupant comfort.
