Alta Nashoba Valley brings 229 new rental homes to Bolton, Massachusetts, with a 25% affordable component delivered through Chapter 40B. Located just off I-495 at the Bolton Office Park campus, the fully electric community responds to the region’s need for mixed-income housing while fitting carefully into a town context defined by New England residential, civic, and agricultural character.
A Practical, High-Performing Residential Plan
The community includes four three-story residential buildings, standalone garages, a clubhouse, mail and parcel building, resident amenities, and supporting wastewater and fire service infrastructure. The mix of 1-, 2-, and 3-bedroom units supports a range of household needs, while the site plan balances building efficiency, resident access, parking, open space, and wetland constraints toward the rear of the property.
Fully Electric Multifamily Housing
Alta Nashoba Valley was developed as a fully electric community, with high-efficiency heat pumps, on-demand hot water systems, electric cooking, and EV charging. The project also required close coordination with Massachusetts specialized stretch code requirements, making energy performance and MEP coordination central to the architectural process.
New England Character at Multifamily Scale
The exterior design uses lap siding, vertical board and batten, stone accents, entry canopies, and familiar residential proportions to reduce the perceived scale of the 280,348 sf community. The clubhouse extends that language with barn-inspired details, resident lounge areas, work-from-home spaces, fitness and yoga rooms, and a dining area connected to the pool.
