Epicurean brings 299 luxury apartments above a ground-floor retail podium, adding a focal point to the live-work-play-stay residential experience in the Tuscan Village development. This six-story, 475,000 sf mixed-use building includes 80,000 sf of first-floor retail, anchored by a 35,000 sf Whole Foods Market, with residential amenities and three elevated courtyards above.
A Residential Experience Above Retail
To preserve ground-floor leaseable retail area, the primary residential amenity and leasing program was moved to the second level. A concierge-served lobby connects residents to the apartments above. Unit planning focused on efficient stacking, island kitchens, and reduced visual clutter from doors and utilities. In corner units, diagonal entries pull daylight and views deeper into the apartment, strengthening the first impression for residents and prospects.
Three Courtyards, Three Levels of Activity
The residential experience is organized around three second-level courtyards. The main courtyard is the social center, with the pool deck, grills, fire features, club room, bar, lounge, fitness, yoga, and leasing spaces wrapped around it. A second courtyard provides a calmer outdoor setting with patios and shaded seating. The third is fully enclosed and quieter.
A Large Building With a Street-Level Rhythm
The building uses a defined base, middle, and top to manage the scale of the large mixed-use program. Stone, brick, and fiber cement siding establish a high-end, traditional character that relates to the surrounding Tuscan Village architecture, while the glass corner at the primary plaza creates a strong visual connection to the fountain and central traffic circle.
