The Residences at Rubi is a 101-unit, five-story apartment building that provides a mix of 50 market-rate units and 51 affordable workforce units in Austin, TX. Situated in a growing sector of the city, this project used the “Austin Affordability Unlocked” program to allow for a higher level of unit density on the constrained site.

Why Change from Wood Frame to Cold Formed Steel?

Residences at Rubi started as a wood-frame concept, but construction pricing, risk, and schedule pushed the project in a different direction during design. MSA helped rework the mixed-income building around a cold-formed steel and panelized construction strategy, supporting faster assembly, reduced construction risk, and long-term durability while keeping the project aligned with financing requirements.
