A phased LIHTC community delivering new housing through efficient ground-up construction and adaptive reuse.

This affordable workforce housing development is structured in two phases to fully utilize the site and expand housing supply over time. Phase 1 delivers a new 64-unit, four-story apartment building. Phase 2 will convert an existing office building on site into 32 additional apartments. The combined approach increases density, leverages existing assets, and delivers additional housing without expanding the site footprint.

Aligned with Funding and Approvals

The design was developed in close coordination with the project team to meet LIHTC requirements and local approvals without rework. Early decisions around building layout, unit efficiency, and code compliance supported a clear path from concept through financing and permitting.

Efficient, Buildable Design Decisions

The building is organized around repeatable systems and straightforward circulation to maintain cost control during pricing and construction. Targeted adjustments, including reducing corridor widths to standard dimensions, minimized overall building area and avoided unnecessary cost while maintaining livability.
