BIDDEFORD, MAINE

A multifamily redesigned from wood frame to steel for better long-term value.

The Eddy is a four-story, 250-unit multifamily development that offers residents a modern, inviting living experience rooted in Biddeford’s natural surroundings.

Converting from wood frame to steel construction

The 200,000 sf project was fully redesigned from the initial wood frame structure (for the initial developer) to a CANAM steel framing system for the current owner, delivering long-term durability, lower insurance costs, and a safer structure—a strategic choice for this long-term hold project.

Cohesive design with integrated interiors and architecture

Designing the architecture and interiors in tandem allowed for cohesive, efficient spaces that maximize functionality and resident appeal. This integrated approach ensures that every detail—from stacking unit layouts to amenity spaces like the fitness center, golf
simulator, and elevated courtyard—align with the project’s goals and long-term value.

The Eddy

“This was our first project with Market Square Architects, and they quickly proved to be a strong partner. They helped us convert a previous wood-framed design into a steel and concrete building without missing a beat. The team was proactive, collaborative with the contractor, and focused on providing solutions and options that added value. They were attentive to our long-term hold strategy, presenting design options that support efficient operations and maintenance. Their ability to align architecture and interiors with our brand set up our leasing team for success.”
